If you are looking for a
Norwich house to buy, you've come to the right website.
We feature information
about how to buy or rent a Norwich house, the approximate cost
of a Norwich property, where to find a student house - and
much more.
There really isn't a
'classic' design for a Norwich house, although a large
proportion of the houses in Norwich are terraced. The biggest
Norwich housing booms happened between the World Wars
and saw houses built beyond the Norwich City Walls. The two peak
years were 1927 and 1938 when over 1,100 houses were
built each year.
Buying a house in Norwich is as stressful as anywhere
else - see our 12 stages below to make sure that you're
doing everything you need to, at the right time! |

There was once a saying in Norwich that people could
visit a different pub each day of the year and worship
at a different church each week.
The Normans built not only Norwich cathedral,
but also more than 50 parish churches. Thirty-one of
these medieval churches still stand. Although only nine
churches in Norwich are used for regular worship, their ancient stonework,
imposing towers and peaceful gardens add to the
atmosphere of a city whose main streets are still laid
out in their medieval pattern.
Norwich has excellent
shopping, theatres, galleries, riverside walks, cafes,
restaurants and pubs. Much of the centre of the Norwich is
traffic-free, so visitors may fully enjoy the
interweaving of historic beauty and 21st-century
pleasures. |

RENTING A NORWICH HOUSE OR FLAT |
|
HOMEBUYER'S REPORT - NORWICH HOUSE SURVEY |
|
|
|
|
- Always contact multiple lettings
agents - very few property owners in Norwich list their houses or
flats with more than one.
- Be clear about what you want -
especially your maximum budget and how long you need to rent the
property.
- The majority of houses and flats
to rent in Norwich are in good condition, but please make sure you
spend enough time in the property to feel confident yourself.
- Be prepared to pay a deposit of
at least one month's rent. Some Norwich landlords require 6 or
8 weeks.
- Read the tenancy agreement and
make sure you understand the small print.
- Make sure you are in the house or
flat when the inventory is carried out - you don't want to be arguing
after the event.
|
|
The Homebuyer's Report is designed to keep costs to a minimum and is
likely to be the best choice if the property you are buying is
conventional in type and construction, is apparently in reasonable
condition and built within the last 30 years. The survey focuses on
defects and problems that are urgent and likely to have an effect on
value. According to the Royal Institution of Chartered Surveyors, the
main objectives of the Homebuyer's report are to:
- Make a reasoned and informed judgement on whether or not to
proceed with the purchase.
- Assess whether or not the property is a reasonable purchase at
the agreed price.
- Make clear what decisions and actions should be taken before
contracts are exchanged.

CHOOSING AN
ESTATE AGENT - SELLING YOUR HOUSE |
|
MAP OF NORWICH |
|
|
|
|
Norwich is stuffed full
of estate agents so we don't expect it will be hard for
you to find one! But here are a few top tips for
choosing the right estate agent in Norwich:
- Ask your
neighbours and friends for a recommendation.
Who do they rate?
- Ensure that they
have a local office - you need their local
experience as well as their shop front.
- Make sure they
sell houses like yours. Don't expect an expert
in student flats to sell your 5 bedroom house.
- Get three
valuations on your property - but avoid being lured
by the highest suggested asking price for your
house. They may over-value just to make you
feel good!
- Don't
over-negotiate the selling fee. You want them
to be working hard for you, not someone else who is
paying the full rate.
Many estate agents
have financial relationships with mortgage companies, so
expect to get a call from a few mortgage advisors as
soon as you have told an estate agent that you have a
house or flat for sale in Norwich. |
